Why am I getting a bill when I’m not connected to the water or sewer mains?
All properties located near a water or sewer main are subject to rates, even if they aren’t connected. This requirement is outlined in the Water Industry Act 2012. Public utilities, like water and sewer mains, provide benefits to the community, whether directly or indirectly. As a result, all properties that can potentially access these services are required to contribute to the ongoing maintenance and provision of these essential facilities.
For residential properties, water pricing includes an annual service charge as well as a tiered system based on water usage. This applies to houses, maisonettes, home units, flats, and properties under strata or community titles.
Sewerage rates are charged on any land near a sewer main that is available for connection, regardless of whether the property is actually connected to the sewer system.
The sewerage rates are calculated based on the capital value of the property as of July 1 each year, as determined by the Valuer-General. If you have any questions about your property’s capital valuation, please contact the Valuer-General directly.
